In regards to residential design, Granatelli & Stone offer architectural services for both custom designed houses and simpler "packaged" solutions. The following information describes our range of New House Design packages.
The Design Intent
We have designed a range of house plans
that offer a higher quality alternative to
the widespread “project home”.
It is the intent of these designs to provide
dwellings that better respond to the Australian
context and climate, whilst maintaining a
budget-conscious approach. We can provide architectural plans and specifications Australia-wide.
The designs employ the following principles:
- Flexible open plan living
- Passive solar design
- Thermally efficient materials
- Natural lighting and ventilation
- A visually comfortable and balanced single
storey form
(buildings can be raised for flood plain conditions)
- An active relationship to landscaped gardens
- Adaption as required for solar power, water
recycling and dry
compost sanitary facilities
- A general design standard of simplicity
with high quality

The house plans may be suitable for either
a rural or suburban site. Certain modifications
would be required in each case to respond
to the site context in terms of solar access,
views, privacy, access and surrounds. It is
envisaged that the designs offer a good level
of flexibility to adapt to these considerations
as well as a client’s specific needs,
tastes and budget.
The House Plans
The house plans illustrated offer a range
of sizes and architectural forms. Also included
are two studio options that may be suitable
for a simple rural retreat or extended occupancy
on a residential block of an appropriate size.
It is hoped that the current range of plans
would be extended once client feedback is
achieved and particular needs are met. It
is seen that the house plans may evolve in
a fashion to offer clients a customised solution
from the base provided.

Figures shown reference the gross floor area of the dwelling, not including decks and garage.

Materials
The materials are selected on an individual
basis to suit the site, the client’s
preferences and the construction budget. The
sample drawings show a range of materials
that include:
- Rendered or bagged brickwork
- Timber weatherboards
- Colorbond steel
- Zincalume steel (silver finish)
- Aluminium or timber windows
- Timber framed pergolas and shade elements
- Timber decking
- Timber framed or concrete slab floor options

Construction Stage
|
|
|
Granatelli & Stone offer architectural services together with recommendations for local builders where possible. Often clients construct their dwellings as an owner-builder, or are in contact with a builder they have used before. We can provide documentation to a level suitable for any of these conditions.
In any case, we always recommend that a preferred
builder is selected at an early stage to review
the design drawings, provide cost estimates
and additional suggestions to achieve the desired budget.

Architectural Fees
|
|
|
We offer a flat rate fee for the issue
of full working architectural drawings on each of the house
designs. A Statement of Environmental Effect report is also included for Council submission as well as detailed written specifications and schedules.
Given the requirements of particular clients
and their site conditions, we provide an upper
limit of estimated additional time to revise
the design and drawings, based on an hourly
rate. All client correspondence and fees proposals
are issued in writing and list the particular
service and associated fee.
Additional client information sheets that outline a range of design issues and the council submissions process are also available. All fee quotes and information sheets are available free of charge.
We note also that each project is subject
to additional consultants and costs. These
include:
- Land Survey preparation (CAD file version preferred)
- Council fees
- Structural engineering consultancy
- Civil and drainage engineering consultancy, if required
- Local water & sewerage authority submissions
and fees
- Local energy authority submissions and fees
- Energy Efficiency & Thermal Performance Report (Basix Certificate), as required by Council
- Surveyor and legal items in the case of a proposed subdivision, if required
